Strata vs Torrens Title: What's the Difference?

Torrens title subdivision creates separate land parcels with individual titles - you own the land and everything on it. It's used for traditional house blocks and is the most common type of subdivision.

Strata subdivision creates lots within a building or development where you own your lot but share common property (driveways, gardens, hallways) with other owners. It's common for apartments, townhouses, and dual occupancies.

When to Use Torrens Title

Use Torrens title when creating separate house lots with no shared areas. Each lot gets its own title, own driveway access, and complete independence from neighbours. This is the simpler and cheaper option when possible.

When to Use Strata Title

Use strata title when dwellings share any land or facilities - shared driveways, common gardens, lobbies, or any area that can't be exclusively allocated to one lot. Most duplexes and all apartments require strata subdivision.

Cost Comparison

Strata surveys typically cost more than Torrens title subdivisions. A 2-lot Torrens subdivision costs $4,000-$6,000 for survey work, while a 2-lot strata (duplex) costs $5,000-$8,000. The difference is due to additional building measurement and floor plan preparation required for strata.
